List of Documents & Information Needed for a Mortgage Loan Application
The mortgage loan process just got easier.
When you apply for a new home loan, or if you are refinancing an existing mortgage, you typically need to provide a lot of information, as well as provide a long list of documentation.
This “mortgage documentation process” is an essential part of the mortgage application process because your mortgage lender uses these pieces of information to verify your income, assets, debt, credit, and your ability to repay the mortgage loan.
Getting all of these documents in order when you apply for a loan will give you an advantage, and will help reduce the time the lender spends in processing your loan application.
Home Loan Document Checklist
Needed Mortgage Loan Information
- Your full legal name
- Your date of birth and social security number
- Phone number
- Email address
- Gross income amount
- Secondary income sources
- Current address
- Addresses for places you have lived over the last two – ten years
- How much you have available in each of your bank accounts
- How much you have available in your retirement, investment, and other asset accounts
- Information on your employer
- Information on where you have worked in the last two – ten years
- All your current expenses (housing, credit card, utilities, loans, other debt, child support, and more)
- Address of property being purchased
- Year built (if known) of the property being purchased
- Purchase price of the property
- Anticipated annual taxes for the property
- Hazard insurance
- Any homeowner association fees for the property
Requested Home Loan Documents
- Your W-2s documents for the past two – three years
- Banking statements (last 2-3 months)
- IRS Form 4506-T (Request for Tax Transcript, completed, signed and dated)
- Pay stubs for the last 30 days (with year-to-date information included)
- Federal tax returns (1040s) for the past two – three years
- A document showing a list of all your business debts (if any)
- Any bankruptcy and/or discharge papers that appears in your credit report
- Statement for your utilities (light, gas, etc.)
- Statement for your phone bill
- Cable statement
- Car insurance document
- Copy of your Driver’s License
- Social Security card (legible copy)
- Hazard (Homeowner’s) insurance information including agent’s name and phone number
- Purchase contract — signed by all parties (fully executed)
- Copies of pay stubs for each applicant, reflecting a minimum of 30 days of income
- Statements for any stocks portfolio, bonds, and life insurance you might have
- Social Security and disability payments, if applicable
- Earnings from dividend or bonuses
- If you have any derogatory issues or late payments on your credit report, the lender will require you to provide credit explanation letters for late payments, collections, judgments, or other derogatory items that are shown on your credit file
- If you have any large deposits on your bank or securities statements (outside of payroll or gift fund deposits), you will need to provide full documentation on how you got the funds
- Judicial decree or court order for each obligation due to legal action (example: lawsuit, judgment, child support)
- Proof of pension income, if applicable
- Social security and disability payments, if applicable
Additional Paperwork for Entrepreneurs
If you are self-employed or a business owner you will need to provide the below pieces of additional information/documentation:
- Federal tax returns (personal as well as business returns) for the last 3 years
- The profit and loss statement for the business (year-to-date)
- Copies of your business registration and certification
- Information on your business (services, customers, how you make money, etc.)
